What you already have
Your photos, your client list, your content. What you supply, the agent does not have to invent.
What it does not do
An honest limit stops the agents from building a restaurant with delivery and a dining room when you only wanted delivery.
What to leave out
Feature lists: the agents already decide the architecture; your list makes them drift.
Technical jargon: you do not code, they do. Describe the result, not the database.
Income promises: “a business that makes $5,000 a month” helps no agent build anything.
